CASAMERINA RENTAL PROCEDURE AND CONDITIONS
Casamerina act as agent
1 If, before you make a provisional booking, you want to know in advance whether a particular holiday home is available, then you can do this by filling in the required details under the "Availability" button, after which you will receive an answer within 12 hours.
When you have chosen a holiday home, you can book it provisionally by calling up the web page with the booking form under the "Booking request" button, filling in the form and then sending it to Casamerina by clicking on the "SEND" button. Print a copy of the confirmation page for yourself at the same time! The provisional booking will be confirmed by email, fax or telephone within a few hours - at most within 12 hours.
2 When we have confirmed your booking, you should make the payment of the deposit amount within next three days (so that the amount will be received by us within 1 workweek) by bank transfer on our ABN-Amro bank account in the Netherlands. The details about our bank account are included in the booking confirmation-email (on request we can send the booking confirmation by fax). In case of to late payment we reserve the right to cancel the booking. However, in this case, we will contact you before.
Owners of a credit card and PayPal users, on request, can also make the payment with . If you want to pay using PayPal, after you have received our confirmation email of your booking, send us an email with the request you want pay using PayPal.

3 For all payments a payment reference should be given consisting of holiday home code, start and end date of your stay. Because the payment reference makes extra checks possible, an indication of it with every payment is in your own interest! If the person which carries out the payment is not the same as the one who books, the name of the person who booked should also be given.
4 When we have received your booking and the payment, the booking is definitive and will be confirmed by Email. On request we can send it also by post or fax. The confirmation sent to you should be shown to the owner of the holiday home in order to get the keys at the beginning of the rental period. will also receive the local route description.

Because the internet is a source of information that can easily be copied or used in another way by competing companies, houses and apartments are published on this website under fantasy names. After you have booked and the payment has been received, we will send you, together with the rental confirmation, the formal name and the address of the chosen destination with a hint of how the destination can best be reached.
5 The 70% balance of the rent should be received at least 30 days before the beginning of the rental period. On request of the client and previous acceptance of the owner it is also possible to make this agreement: payment of 50% of the total rental amount on booking, the remaining amount shall be paid cash (cheques not accepted) at delivery of the keys. The request have to be made before the client proceed with the booking.
A booking within 35 days before the start of the rental period should be paid in full. After you have received our confirmation of receipt you should, within three days, make the payment of the rental amount by bank transfer. In case of to late payment we reserve the right to cancel the booking. A booking within 10 before the start of the rental period, should be paid in full on the day of booking or the first workingday after, using an urgent payment order. In urgent cases it is also possible to fax/email us a legible legal payment advice.
6 With late payments, when it makes cancellation necessary, for payments without a name or in another name than that given on the registration form when this requires investigation, for payments by cheque or giro cheque, for changes in bookings, for return of overpayments, and similar situations, €20 extra administration costs will be added, which you can avoid by keeping to the booking and payment suggestions.
7 The rents are given individually and apply for a period of a week running from Saturday to Saturday. On top of the rental amount no other reservation costs are charged, cost to be paid in place are mentioned on the internet page of each holiday home. On request agreement may be granted to start and end the rental period on a day other than Saturday. Usually the holiday homes in July/August are only rented from Saturday to Saturday, other months flexible (from Saturday to Saturday preferred). For apartments in Rome start/end of the rental period always flexible. Prices for shorter periods than a week on request.
8 In the rental price is included - unless otherwise stated:
- consumption of water, electricity and gas
- Weekly change of bed linen/bath-towels (it is advisable to bring some extra towels with you).
- Use of garden, swimming pool, tennis court, garden chairs, parking etc
- the costs of final cleaning
Cost to be paid in place are mentioned on the internet page of each holiday home.
All holiday homes have central heating unless otherwise mentioned. The costs for central heating use are calculated on the basis of consumption (meter readings) or daily rates. The owners have the right to ask you for a guarantee deposit on arrival (mentioned on the internet page of the holiday home), you will have the amount back at the end of the rental period in absence of damage.
9 On cancellation by fax or telephone with written confirmation to Casamerina earlier than 30 days before the start of the rental period, all money will be returned except 30% of the rental sum. For cancellation within 30 days no repayment will take place. This rule also applies to cases of acts of God due to sickness etc.
Casamerina themselves offer no trip cancellation insurance. If you want to buy a cancellation insurance take contact with your own bank/insurance company. Many insurance companies give also the possibility to buy online a trip cancellation insurance.
10 You can retrieve the keys on the first day between 3 pm and 8 pm. We will send you the exact schedule of keys withdrawal together with the booking confirmation. If you are late, due to trouble on the way, please call us. On the last day you should leave the holiday home before 10 am.
11 If a definitively booked and paid for holiday home is not available due to an act of God, you can choose between a holiday home equivalent in value or repayment of the rent money. We accept no responsibility.
12 On request we let you know or house animals are allowed in the requested holiday house.
13 Complaints about faults with the holiday homes are only acted on if they are indicated within 48 hours after arrival at the holiday address, so that we can ask the owner for improvement. Absence of noise (traffic noise, barking dogs, noise due to work and industry, noise from other apartments etc) cannot be guaranteed.
14 We accept no responsibility for any damage to persons or property of tenants as a consequence of faults in the rented holiday homes.
15 For reasons of memory capacity and quantity of work it is not possible put photos of all the holiday homes we offer on the Casamerina website. So there are more holiday homes which you can book than the photos show.
16 In connection with the right to privacy personal details of tenants are never made available by us to third parties, with the exception of the owner of the booked holiday home or their representative.
In the event of great difficulties e.g. sickness you can always call us on the telephone for advice and also otherwise at Amelia. Both on the understanding that I myself am sometimes absent due to work etc. If you wish to rent a holiday home during a period when I am away, you can telephone me in order to learn the details of my absence.
