This alonestanding villa lies 22 km from Perugia around 660 metres above the sea level (in the summer it is never too hot or wet), with panoramic view. It has a comletely fenced garden with pool, aal for private use of the tenant. A gate separates the pool area from the villa, usefull for families with young children. It is ideal an place for persons who look for privacy and quiet, it stands completely on its own (no next door houses). The villa is suitable for max 10 persons, especially for 2 families who want to go on holiday together.  There are tables and chairs to eat outdoor & enjoy the panoramic sights on the surrounding landscape. A couple little shops (grocery store) are available in the village of Fratticiola Selvatica (2 kms from the property), there are different restaurants within 10 kms. There is a large shopping center near Perugia (Collestrada, around 18 kms from the villa). From here you can easily visit towns like Gubbio, Urbino, Perugia itself, Assisi, Spoleto, Spello, Todi & the vineyards of Montefalco. We suggest also to visit the area around the lake of Trasimeno, walk trough charming villages as Castiglione del lago, Tuoro & Passignano sul Trasimeno or take the boat for the islands of Isola Maggiore or Isola Polvese. It is also a good departing point to visit southern Tuscany (Arezzo, Siena, Montepulciano,Cortona, etc).
