The villa is located 90 km northerly of Rome, 5 km from the town of Amelia. It lies in a very quiet area with beautiful views. The property has a large garden with a 5x10 swimming pool (with Roman stairs). The entire property is for private use of the tenant and not shared with other people. The building works are ended in the year 2016 and the property is rented out for the first time in the season 2017 (alla home appliances, mattresses, etc. are new). The pool has sunbeds, gazebo and barbecue. The villa has a large covered terrace with garden furniture and tables / chairs for 12 people to eat outdoor. 10 meters away you will find a well equipped kitchen with table for 10 people. On the ground floor of the villa there are also a living room, toilet, 1 double bedroom with en-suite bathroom (toilet-shower-tub), 1 room with double sofa bed that can also be used as a 6th bedroom. On the 1st floor there are four bedrooms, two with en-suite bathroom (toilet-shower). There is a third bathroom that has will been shared between the two other bedrooms. Two of the four dispose of double bed, the other two have 2 single beds. Cot and high chair available on request. The annex near the pool area has a changing room, toilet and outdoor shower. In the village of Amelia there are several supermarkets (COOP and Super Conti are also open Sunday morning), some butchers, bakers, fruit & vegetables and bars (almost all kind of shops are available in Amelia). The nearest restaurant / pizzeria (also takeaway) is 3 kms far away. Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria). If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese.

SOUTHERN/CENTRE UMBRIA In Umbria, a region that has gained a name for being the green heart of Italy, tourism is growing because of the unfamiliar harmony between nature, antiquities, historic centres and culture. The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. This region is less touristy than Tuscany and this is especially appreciated by many tourists. Southern/centre Umbria forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto, Perugia, Gubbio, Assisi. There are also numerous charming little villages – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco to visit. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). You can also easily visit – in day trips - famous towns and charming villages in the southern part of Tuscany such as Siena, Arezzo, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit also Rome from here (without staying in the city which is very hot in summer) once or more times. It is possible to go by car (journey of 1h-1h30) or by train from the stations of: Terni, Narni-Amelia, Orte & Orvieto. We must not forget the mountains with some splendid woods, e.g. Terminillo (up to 2000 metres by car). In around 1 hour it is possible to reach the shimmering lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno. The Mediterranean Sea (mostly sand beaches) situated between Tarquinia and Chiarone are 90-120 Kms away (around 1h20-1h40 driving). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center. |
