The property lies 5 Kms from the villages of Lugnano in Teverina and Attigliano, on the border between Lazio and Umbria. It's a quiet location with panoramic views on the valley. The whole property is for private use of the tenant (NOT SHARED with other holiday makers or owner). The property has a large garden with a 11 by 4,5 meter swimming pool. The house has on the ground floor living room and kitchen. On the eastern side of the villa there is a terrace with table and chairs to eat outdoor, from here you have also a panoramic view on the vally and sight on the pool area. There is a second terrace with table and chairs on the western side of the villa. You can eat here under the shadow of the trees. There is also a barbrcue here. The bedrooms are all on the first floor (you can also reach the floor through an external staircase). There are 2 double bedroom and one with a large single bed (also suitable for two children of max 10-12 yo). The two double bedrooms have air conditioning. Baby cot and folding bed available on reqest (the property is suitable for up to 5 adults and a child of 10/12 yo and a baby. There are two bathrooms, one on the ground floor and the other on the 1st floor. The small annex at 10 meters from the house has a porch equipped with table and chairs, 2 fires and barbecue. The location of the property allows to quickly reach the principal cultural and naturalistic beauties of Umbria, northern Lazio and southern Tuscany. From the property in only 15 minutes driving you are on the highway Rome-Florence. The train station of Orte is at 20 km, from here you can take the train for Rome or Florence. Shops, supermarkets and restaurants are available in both the villages of Lugnano in Teverina and Attigliano. There is a supermarket 50 meters on the right after the highway exit (Todis).

SOUTHERN/CENTRE UMBRIA In Umbria, a region that has gained a name for being the green heart of Italy, tourism is growing because of the unfamiliar harmony between nature, antiquities, historic centres and culture. The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. This region is less touristy than Tuscany and this is especially appreciated by many tourists. Southern/centre Umbria forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto, Perugia, Gubbio, Assisi. There are also numerous charming little villages – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco to visit. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). You can also easily visit – in day trips - famous towns and charming villages in the southern part of Tuscany such as Siena, Arezzo, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit also Rome from here (without staying in the city which is very hot in summer) once or more times. It is possible to go by car (journey of 1h-1h30) or by train from the stations of: Terni, Narni-Amelia, Orte & Orvieto. We must not forget the mountains with some splendid woods, e.g. Terminillo (up to 2000 metres by car). In around 1 hour it is possible to reach the shimmering lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno. The Mediterranean Sea (mostly sand beaches) situated between Tarquinia and Chiarone are 90-120 Kms away (around 1h20-1h40 driving). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center. ABOUT LAZIO Lazio has a rich historic and natural heritage which, together with a mild and sunny climate for most of the year and a tradition of simple and wholesome food, makes it one of the most interesting regions of Italy. In addition to the magnificent city of Rome we advice to visit the nearby lake of Bracciano, renaissance mansions such as Palazzo Farnese in Caprarola, Villa d'Este in Tivoli without forgetting the Roman ruins of Villa Adriana. The lake of Bracciano has 3 charming villages, Bracciano with the famous Odescalchi Castle, Anguillara and Trevignano (all can be reached by ferry). On the coast we strongly suggest to visit the ancient city of Ostia and it's immense archaeological area (unique in the world). Following the coast in northern direction there are lively places as Santa Severa and Santa Marinella or you can visit Cerveteri and Tarquinia (with the famous Unesco heritage of the Etruscan necropolis).
