The property lies 20 kms northern of Rome, in a quiet location (60 kms southern of the Lazio-Umbria border). It is an excelent departing point for those who want to visit Rome and the neighborhoods but would like to stay in the countryside not too far from city. The villa is surrounded by a large garden of around 8750 sqm (completely fenced). At the entrance of the property there is parking place for 5 cars (3 covered) and a small vegetable garden. A path of 15 meters leads you from the parking area to the villa (you will be completely surrounded by lemon plants). On the right side of the path there is a large well maintained lawn with a swing for small children. On the other side of the villa a 16x8 meter pool (heated) with trampoline. The pool area is furnished with garden chairs, sun loungers, tables and sun umbrellas. Near the pool area there are also a cooking corner with barbecue/stone oven and a dressing room with shower. Going up the stairs to the villa you arrive at a large terrace (equipped with tables, chairs and sun umbrellas for outdoor dining, 2 hammocks ). The villa is of around 660 sqm and has 3 floors, there are in total 11 bed places shared over 6 bedrooms. On the basement floor there is a large veranda with a table for 8 and sofas/chairs for 10. Behind the veranda there is a large dining room with table for 10, a couple of music instruments (piano) and TV. On the right there is a bedroom (king bed) with en-suite bathroom. On the oter side there is a large kitchen with table for 6 and a well equipped kitchen (fridge, dishwasher, oven, toaster, mixer, Nespresso coffeemaschine, slicer, 2 hobs each with 4 fires, large fireplace/bbq). Next to the kitchen there is a billiard room. On the ground floor there is a large living room with seats for 16 and fireplace, a small kitchen (fridge, hob, oven, toaster, washing machine, table for 4), master bedroom with king bed and en-suite bathroom. There are also a single bedroom, a bedroom with king bed and a bathroom that has to be shared by the persons using these two room. There is also a separate toilet on this floor. On the first floor there are: a bedroom with double bed and en-suite bathroom, another bedroom with single bed and french bed and a bathroom. Wi-fi internet connection available for free. Supermarkets and other shops are available at 2,7 kms and 4 kms in the villages of Capena and Morlupo. The Carrefour in Capena lies on the corner between the Strada provincial di capena and Via degli ulivi, the one in Morlupo in Via Cesare Battisti, 78. The shopping center Centro Commerciale Arca di Capena (Via Tiberina, 91 – Capena) is open every day from 9 to 20:30 (also on Sunday).

The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. Southern Umbria forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto. There are also numerous charming little villages to visit – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center. |
